Poly Hexi project is coming!
It is understood that the project has been officially named Poly Tianzan, which is publicized as the first work of Zaha's Chinese residence, the world's riverside art mansion, and is expected to open an art exhibition hall in the near future.
In addition, the Nanhai Branch of the Foshan Municipal Bureau of Natural Resources recently issued the "General Plan of Jiangzan Mansion and the Pre-approval Publicity Map of Planning Permission for 8 Construction Projects", which is mainly for the first district of Jiangzan Mansion, with a total construction area of 221,746.2 square meters and a construction scale of 14 buildings, 42 floors above ground and 1 floor underground.
Judging from the public planning plan, there are 10 residential buildings planned in the first area of the project, of which 1-5 buildings are 42 floors, 6/7 buildings are 39 floors, 8/9 buildings are 31 floors, and 10 buildings are 41 floors. In addition, the project also plans to have a kindergarten with 18 classes, located on the north side of the community, next to 3/4 residential buildings.
In this announcement, the floor plans of 8 buildings were also disclosed, judging from the floor plans. Building 8 is designed with 2 staircases and 2 households, with four bedrooms, two living rooms and two bathrooms, all with a garden in the home, with four rooms facing south, and a living room of 6.7 meters, and a south-facing balcony with a closed balcony, connecting the living room and the second bedroom, with a length of about 9.7 meters.
It is worth mentioning that the project renderings were also exposed for the first time a few days ago, with an M-shaped layout, all facing the river in the south.
Looking back on November 2023, Poly won the project land at a reserve price of 4.723 billion yuan, equivalent to a floor price of at least 16,464 yuan/㎡. According to the plan, the project should be equipped with a nine-year school and an 18-class kindergarten.
The project is located in the east of Guihe Road, south of Suiyan West Road, west of Foshan First Ring Road, and north of Foshan Waterway, and is located in the heart of the central axis of Denghu Lake, the main artery of the development of Nanhai District, adjacent to Foshan Diwang Jianfa Denghu Manyun (land price 24,350 yuan/㎡), and facing Area B of the Financial High-tech Zone.
