Among them, Xuhui has made great efforts to relocate, and the most eye-catching is the relocation project of Dong'an Village. Not long ago, we conducted a field investigation. After many twists and turns, Dong'an No. 1 and No. 2 Villages issued the "Announcement on the Prohibition of Relevant Acts in Housing Expropriation" in February. This was followed by a round of consultation in March. The results of the consultation are expected to be announced on April 1, 2024.
Recently, the Zhangjialong Area of Xuhui Hengfu District issued the "Consultation Form for Reconstruction Intentions".
According to the current situation, if Dong'an No. 1 and No. 2 Villages can successfully complete the expropriation work, the focus of the old reform in Xuhui District will be invested in the "more essential" Xuhui Hengfu District. Zhangjia Lane is likely to be the first batch of plots to benefit, as a pilot project for urban renewal in the Hengfu area of Xuhui, and will have reference significance for other plots in the future.

Zhangjia Lane is located in Lane 1252, Fuxing Middle Road, Xuhui District, surrounded by Xiangyang South Road, Fuxing Middle Road, Nanchang Road and South Shaanxi Road, built in 1933, brick and wood three-story new lane.
Zhangjialong is located in the Hengfu historical and cultural area, which is the largest style protection area in the central city of Shanghai, with distinct era and regional characteristics, and the consulate and the former residence of celebrities "old houses" are gathered here.
The daily traffic is very convenient, Line 1, Line 12 South Shaanxi Road Station, direct door.
Just across the street is the well-known IAPM shopping mall in Shanghai.
Within walking distance, there are Xuhui District Central Hospital, Shanghai Stomatological Hospital, Shanghai ENT Hospital, etc. Moreover, as an education region, Xuhui District is famous for its abundant and high-quality educational resources.
Fuxing Middle Road on the south side of the plot was built in 1914 and is named Fahua Road. Most of the houses along the road are planted, and the streets are full of French-style sycamores, which is very atmospheric.
On the east side of the plot is South Shaanxi Road, formerly known as "Yaerpei Road", which began in 1911 and is one of the north-south arterial roads of the "French Concession". The well-known Shaannan Estate, located opposite Zhangjia Lane, was once one of the high-end residences in Shanghai, and was built in 1930. The clear water red brick wall is very distinctive, and many celebrities have lived here.
Nanchang Road on the north side is also a road with a Shanghainese atmosphere. After a hundred years of vicissitudes, from the original Tao Erfeisi Road to today's Nanchang Road, it is not only a "gathering place for the former residences of celebrities", but also a popular check-in place for young people.
In general, the area where Zhangjia Lane is located is the core area of Hengfu Historical and Cultural District. The surrounding area not only has convenient transportation + prosperous business, but also has a deep cultural heritage.

You can refer to the old renovated land plot that is also the "essence area" of Xuhui - No. 6 and 7 of Lane 695 of Changle Road, with an average assessed price of 85,168 yuan/㎡ per square meter. If you include various incentive fees, it is estimated that the average price is 200,000 yuan/㎡. In other words, a 30-square-meter house may receive nearly 6 million in compensation. However, the 695 plot of Changle Road, because the contract ratio did not reach 95%, was finally "demolished and terminated". In fact, as early as December 2023 last year, the update plan for the "Zhangjialong Area" has been reviewed by experts. According to the "Shanghai Release", the Office of the Shanghai Urban Renewal Leading Group issued the "Shanghai Urban Renewal Project Library Management Measures", which clarified the storage declaration and dynamic management mechanism of the project library.
As the first urban renewal project in Shanghai, the "Shanghai Hengfu-01 Urban Renewal Unit 032 Neighborhood (Zhangjialong Area) Urban Renewal Project" is located at the core of the Hengfu-01 renewal unit, covering an area of about 5 hectares and a regional renewal project area of about 3.28 hectares. The renewal plan aims to implement the overall requirements of the "Shanghai 2035" master plan on strengthening the core functional agglomeration of the central activity area and strengthening the overall protection of the historic urban area, with the continuation of high-quality residential functions as the main body, implanting public culture, exhibition and commercial functions, creating a diversified and mixed dynamic block, thoroughly improving the living environment of the area, and promoting the high-quality development of the Hengfu Landscape District.
In the future, relying on urban renewal, through the construction of the spatial structure of "bosom friend ring + vitality network + catalyst point", on the basis of protecting the overall historical spatial pattern, we will create a multi-shot historical style experience path, strengthen the highlighting of characteristics, and form a continuous historical atmosphere of symbiosis between the old and the new. The plan also focuses on improving the concentration of literature and art, the prosperity of business and the quality of the living environment, making it the "most quintessential" style display place and updated model room of Hengfu.
