The Beijing-Guangzhou, Xiamen-Shenzhen, Nanguang- Guiguang and Guangzhou-Shenzhen-Hong Kong high-speed railways have created a high-speed rail network in all directions for the Guangdong-Hong Kong-Macao Greater Bay Area, and after the opening of the Ganzhou-Shenzhen high-speed railway within this year, the Greater Bay Area will achieve high-speed rail connection with all mainland neighboring provinces in Guangdong.

On the basis of the framework of high-speed railways, from the early Guangzhou-Shenzhen and Guangzhou-Zhuhai intercity railways to the Guangzhou-Zhao, Wanhui, Suishen and Guangzhou-Foshan ring lines in recent years, the intercity railways in the Greater Bay Area have gradually gone from line to network, reaching all mainland cities in the Bay Area and connecting the eastern and western regions of Guangdong.

After the opening of Line 18, the total mileage of the Guangzhou Metro has reached 589.4 kilometers, and the mileage of the Shenzhen Metro has reached 411 kilometers. Together with Hong Kong, Macau, Foshan and Dongguan, more than half of the cities in the Greater Bay Area already have their own urban rail transit systems.

The Greater Bay Area's rail network goes far beyond that. The "Reply of the National Development and Reform Commission on the Intercity Railway Construction Plan of the Guangdong-Hong Kong-Macao Greater Bay Area" proposes that in the near future, by 2025, the railway network in the Greater Bay Area will operate and the mileage under construction will reach 4,700 kilometers, covering the central cities and node cities of the Greater Bay Area and key metropolitan areas such as Guangzhou and Shenzhen, and in the long term, by 2035, the railway network operation and mileage under construction in the Greater Bay Area will reach 5,700 kilometers, covering 100% of cities above the county level.

Building a "Greater Bay Area on track" and improving the modern comprehensive transportation system are the needs of the development of urban agglomerations in the new stage.

At the "2021 Rail Transit New Economy and Guangzhou-Foshan TOD Summit Dialogue" held in mid-September, Zhang Guohua, chief engineer of China City Center, said that in the past, domestic urban development was dominated by spatial expansion, but now the logic has changed to spatial optimization.

In Zhang Guohua's view, the problems solved by high-speed rail, urban (suburban) railways, and urban rails are different, and urban rails have a good role in promoting industrial space optimization.

In addition to the subway, the large-scale construction of intercity railways in recent years has shown problems in the transfer link after the official operation. Due to the different station planning and design, operation main body, and shift arrangement, the transfer between the subway and the intercity railway often needs to "leave the station first and then enter the station", and some transfer nodes even have to take a long road.

"Hub zero conversion, zero distance conversion, which is very important." Hu Gang, president of the South China Urban Research Association and professor of Jinan University, believes that the current Guangqing and Guangzhou East Ring railways are no longer operated by the state railway as in the past, but operated by the Guangzhou Metro company, which is a good reform, and in the future, intercity railways and urban rail transit should be considered together in planning and design, so that passengers can quickly switch from urban rail to subway.

How important is "subway access"?

From the perspective of living, how important is the "subway connection"?

Li Yujia, chief researcher of the Guangdong Provincial Housing Policy Research Center, believes that rail transit makes the exchange and circulation of elements between urban centers and peripheral areas efficient, convenient and low-cost, and the cost will be reduced after the industry and population are dissolved into a multi-center, networked, grouped urban structure.

Guangzhou Metro Line 18 operates as fast and slow trains, with only 4 stops for 30 minutes one way, and even if all stations are stopped, the one-way train is only 42 minutes. Such a rate makes the work-living switch between Zhujiang New Town and Nansha Sub-Center more realistic. Rail transit continues to widen the interface of urban life, fast running trains make the former suburbs no longer far away, nansha wanqingsha, Hengli, Lingshan Island and other places, but also quickly become the key areas covered by the subway.

Similar examples continue to play out in cities where subways are being built.

How to choose the "track" to live?

From the ancient choice of water to the contemporary choice of city, with the change of urban space expansion, today's concept of human settlement may be evolving into "choosing the track to live".

This is also an important reason why all kinds of "subway plates", "subway superstructures" and "large markets along the line" have repeatedly appeared in the advertising slogans of new residential projects. At the same time, in recent years in Guangzhou, after the subway planning was released, most of the new projects that emerged were also distributed around the area where the station was located, for example, in Zengcheng, in addition to the Zhucun area along Line 21, the East Ring Intercity Railway transit area under construction, there are also many real estate projects that have been laid out. In Hu Gang's view, after selecting the rail transit station, then transfer the surrounding land for development, so that it is closer to the subway station and more convenient.

So, how to see the house along the rail transit?

First of all, the community that can be called the "subway disk" must at least be able to quickly reach the rail transit station from home on foot, by bus or short distance, which can be regarded as an important criterion for buying a house along the track. Li Yujia believes that although there is no clear concept, it is usually the convention that the subway station can be reached within 1000 meters or 10 minutes.

When choosing a property near a rail transit station, it is also necessary to pay attention to the convenience of daily travel and commuting, if you need to transfer multiple times to reach the workplace, then such a property may not be suitable for choice.

In addition to the demand for transportation commuting, rail transit extends to the periphery, and under the urban pattern of multi-center, multi-group, and new areas, if you want to choose the "track" to live, you also have to face the practical problems of local life - some areas along the track are not perfect in terms of business, education, medical and other supporting facilities.

"The new precinct can't just be a 'sleeping city.'" Li Yujia believes that only residential functions, without other life, industry, employment, public service functions is not enough, there must be a complete plan, on the basis of rail transit connection, to have their own urban functions.

In the current extension rail transit line construction layout and TOD development mode, including Guangzhou Line 18 Wanqingsha, Hengli, Line 22 Chentougang and other stations, the surrounding planning and construction has considered the residence, consumption, work and other needs, I believe that after the development to a certain stage, the demand for residential facilities will be alleviated, which is also an important note for rail transit to promote the construction of livable, livable and travel-friendly in the Greater Bay Area.
