Overview of Xinhai River Super Line Park

Recently, the investment information of the Xinhai River Super Line Park project in Guandu District was released, and the project is four to: Guandu No. 4 Road in the east, South Ring Expressway in the south, Feihu Avenue in the west, Guangfu Road in the north, Wujiaba Park in the north, and Wujiatang Wetland Park in the south, with a land area of about 1,000 acres, including about 341 acres of land for commercial office and cultural facilities, about 659 acres of land for greening, rivers and roads, and about 800,000 square meters of planned commercial office and cultural above-ground buildings.

This range just includes the vast majority of the Xinhai River Strip Park, so it can also be said that the park has changed its name, and there are three main changes from the planning of the Xinhai River Super Line Park:

First, not only has the name of the park changed, but also the commercial plots on both sides of the Xinhai River have been included in the project, increasing the area from 880 acres to about 1,000 acres. The park is positioned as relying on the Xinhai River Ribbon Landscape Park to create a waterfront commercial block with modern ecological characteristics, and the commercial block is called Xinhai River Cultural Tourism City.

Second, the scope of the park has been adjusted, which is limited to the north of the South Ring Expressway, and the original planning scope of the strip park is south to the Xiba River, but this has little impact on the overall landscape of the park, and it can still be connected with Wujiatang Park after completion.

Third, it is planned that the park will be built simultaneously with the commercial, and the connection between the commercial and the park will be highlighted by the design of multiple first floors.

Unlike the intuitive and easy-to-understand ribbon park, the new name of the super line park is difficult to understand, and Yunnan Fangwang checked it, and the inspiration may have come from a commercial project in Chengdu.

A few years ago, Chengdu Xindu District developed a super line park project, claiming to be the first ultra-linear aerial three-dimensional urban cultural and creative park in China, built by the original Taikoo Li team, the project is called the park, but it is actually a commercial street, with a total length of 2.4 kilometers, covering an area of 103 acres, and an above-ground construction area of about 100,000 square meters.

Chengdu's 2.4-kilometer-long super line park

The ribbon park was renamed super line park, although there is a suspicion of following the trend, but the Xinhai River super line park includes river greening and 800,000 square meters of commercial office construction area, the scale of the project far exceeds Chengdu super line park, and the project has both the name of the park, but also the fact of the park, the future may as well be called the largest super line park in China.

The biggest change in the adjustment of the park planning this time is to unify the planning of the riverside ribbon park and the businesses on both sides of the river, and rename it for investment, but this operation cannot bypass the commercial development plan of Vanke Colorful International Community on both sides of the Xinhai River.

Since 2019, Vanke has acquired six commercial plots totaling about 137 acres next to the Xinhai River twice, which are concentrated on the west side of Vanke Park City and on both sides of the Xinhai River, which happen to be within the planning scope of the Xinhai River Super Line Park. Two of the plots were approved in 2022 and are now used for the project's sales department and exhibition space, while the other plots have not yet been developed.

Vanke Colorful International Community Planning

In Vanke's vision, the park city under construction and the completed Vanke metropolis occupy almost all of the east side of the Xinhai River Ribbon Park, and the riverside commercial blocks along both sides of the ribbon park will become the core commercial project of the Colorful International Community, improving the commercial supporting level of the entire large area.

The real estate market has been changing, so that the existing plots have been listed as idle, coupled with the slow progress of the construction of the strip park, Vanke's ability and willingness to develop and build a riverside commercial street may not be as good as before.

In the first few years of the booming property market, Vanke alone spent billions of dollars on land development in the exhibition area, and the Xinhai River Ribbon Park plan proposed by Guandu District at that time can be said to be ambitious, but now, the situation is stronger than people, and it still has to be taken out to find a home.
