A few days ago, the website of the Nanhai District Government issued an announcement on the public consultation on the "Three Olds" Renovation Plan (Adjustment) (Draft) of the Xiabei Old Village Renovation Project of Yongsheng Economic Cooperative, Xiabei Community, Guicheng Street, Nanhai District, which clarified the latest renovation plan of the project.
With a total investment of 10 billion yuan, it will be divided into three phases of development
The latest plan points out that the entire Qiandeng Lake Yongsheng renovation project will be divided into three phases of development, and it is planned to invest 10 billion yuan in transformation funds.
Among them, the first phase plans to invest 2 billion, and the base area of the building to be demolished is 2.9415 hectares, the building area is 5.5467 hectares, and the development time is from 2021 to 2026.
The second phase of the project plans to invest 5 billion, and it is planned to demolish 4.5356 hectares of building base area and 8.6548 hectares of building area, and the development period will be from 2021 to 2027.
The third phase of the project plans to invest 3 billion, and it is planned to demolish 1.7189 hectares of building base area and 4.3266 hectares of building area, and the development period is from 2021 to 2029.
The area will build a new Denghu No. 2 Primary School + Commercial Qiandeng Mountain
According to the plan, the Qiandeng Lake Yongsheng Renovation Project will plan 11.5582 hectares of second-class residential land, 1.2583 hectares of commercial land and commercial land in the future.
Among them, the first phase of the land involves 5.828 hectares of second-class residential land, 3.6078 hectares of commercial land, and 2.7215 hectares of education and scientific research land.
In other words, in addition to the previously sold out Denghu Shengshi and the relocation house Denghu Shengyue Garden, the previously started construction of Qiandeng Mountain and the planned Denghu No. 2 Primary School have also been included in the first phase of the project, which may be completed in 2026 as planned.

Country Garden Denghu Shengshi: The first phase has almost been capped
Country Garden Denghu Shengshi is the first batch of commercial housing projects in Yongsheng Village, Qiandeng Lake, with a total construction area of 20,872.84 square meters, a plot ratio of 2.40, a building density of 27.02%, a green space rate of 25.01%, a total planned number of 158 households, and a total of 204.8 motor parking spaces.
The project has 3 residential buildings, of which 1 is 18 floors high and 2/3 is 17 floors, with an area of 90-144 square meters, which has been basically sold out.
According to previous public reports, the first phase of the project is expected to be delivered in August, according to this progress, it is still expected.
Denghu Shengyue Garden: Delivered last year
As the first phase of the project, Denghu Shengyue Garden is located on the northeast side of the subway entrance of the Financial High-tech Zone, across the road from Nanhai Wanda Plaza.
The project has been delivered in 2023, with a total of 6 relocation houses, covering 88-125 square meters, about 903 households.
It can be seen from Leju's night visit that the occupancy rate of the project is quite high.
Qiandeng Mountain: Construction has started a few days ago to build a complex
Qiandeng Mountain (Yongxin Commercial Center) is the first phase of the commercial relocation part of the Country Garden Yongsheng renovation project. The project started in March this year and is expected to be completed in March 2028 according to the construction schedule!
The project is located at the junction of Guilan Road and Haiwu Road, close to Exit B of Qiandeng Lake Metro, and across the road from Poly Tianyue Commercial!
According to the plan, the whole project will build a commercial complex composed of a 9-storey commercial podium and an 11-storey office tower, and a supporting basement (four floors).
The project covers business offices, commercial supermarkets, shops, spa and leisure, cinemas, restaurants, children's playgrounds, etc.
Planning Primary School + Commercial Housing Phase II: Still vacant land
In addition, the originally planned Denghu No. 2 Elementary School and Denghu Shengshi Phase II plots have not yet moved.
As seen by the Leju editors, the status quo of the originally planned Denghu No. 2 Primary School and Denghu Shengshi Phase II plots is in a state of enclosure.
There are still security guards at the entrance of the construction site, and there is a project overview board posted on the periphery of the construction site, which shows that the name of the project is the house demolition project of Yongsheng Village, Nanhai District, Foshan City, which is responsible for Country Garden Bixin Real Estate Co., Ltd., and the completion date of the demolition plan is December 30, 2024.
Walking into the construction site, there is no sign of construction on the site, but the demolition of the house seems to be almost complete, and the land needs to be further leveled.
It is worth mentioning that according to the aerial photography of Leju in February this year, there are still some villages in the plot where the second primary school is planned, and now after visiting again in February, the village residence of the primary school plot has been basically demolished.

Among them, Denghu No. 2 Primary School has issued a bidding plan in August 2023, but there has been no further construction of the school since then.
The land acquisition for the second phase of the Denghu Shengshi project has been completed in May 2023.
Country Garden was responsible for the early stage of Foshan's old reform
It is understood that the Qiandeng Lake Yongsheng Village project is an old village renovation project, which is the first whole village renovation project promoted by Foshan, which belongs to the comprehensive transformation type, and Country Garden was selected as the development enterprise in 2019 to implement the comprehensive transformation.
Since Country Garden received the winding-up petition, netizens were worried about the progress of the project.
According to the previously disclosed "white list" of Foshan's first batch of real estate financing, a total of 5 projects of Country Garden have been included, namely: Country Garden Denghu Shengshi (Nanhai), Country Garden Smart Slow City (Nanhai), Country Garden Nanhai Yuecheng (Nanhai), Country Garden Sanlonghui (Shunde), Country Garden Century Center (Shunde), with a financing demand of 920 million. At present, 2 projects have received financing of 111 million yuan, 2 projects have been approved, and 1 project is being approved.
As of March 15, 2024, Country Garden Group has included 272 projects on the "white list", and some projects have been approved by banks for loans. After entering the "white list", the company's related projects are expected to receive more support, which will help promote the guaranteed delivery, revitalize assets, and enhance the sustainable operation ability of the project.
