Today (April 8), the Kunming Municipal Bureau of Natural Resources and Planning issued a pre-approval announcement for the Yingyue Bay Community (KCGD2020-12-A1 plot). After investigation, this is the land acquired by Vanke in 2020.
The project is located in the Guandu Sub-district Office, Guandu District, Kunming City, with Bait Ji Road on the north side, Laobaoxiang River on the south side, 281 Planning Road on the west side, and South Ring Road on the east side. The net land area of the project is 20,188.91 square meters (about 30.28 acres), and a total of 4 high-rise residential buildings and podium commercial buildings with a total height of 29-34 floors are planned.

Yingyuewan Community (KCGD2020-12-A1 plot) has an above-ground construction area of 64,601.96 square meters, an underground construction area of 24,846.39 square meters, a plot ratio of 3.2, a building density of 14.10%, and a green space rate of 43.58%.
In 2020, Kunming Wanyi Real Estate Development Co., Ltd., a joint venture between Vanke and Xinhaihui, acquired a total of 6 parcels of land within the cultural and ecological new city of Guandu District for 3.048 billion yuan, with a total area of about 281.89 mu.
The KCGD2020-12-A1 plot is one of the six parcels of land that Vanke won that year, and in 2021, the land was successfully filed under the name of Yingyuewan Community, but there has been no new progress on the project since then.
In September 2022, High Island Real Estate acquired another residential land of KCGD2020-12-A1-2, 1.78 acres, with a plot ratio of 3.2 and a maximum buildable area of 3,797 square meters, which is the sporadic land of the KCGD2020-12-A1-1 plot.

In November last year, Vanke won the No. KCGD2022-7-A1 plot of Guandu Street, Guandu District, at a reserve price of about 467 million yuan, with an area of about 70 acres, a plot ratio of 2.8, a building density of ≤ of 25%, a green space rate of ≥ 40%, and a maximum buildable area of about 130,000 square meters, calculated according to the transaction price of 467 million yuan, the initial floor price is 3,563 yuan/square meter, and the land price is about 6.65 million yuan/mu.
It is worth noting that this parcel of land is adjacent to the KCGD2020-12-A1 plot won by Vanke in 2020, which is the Yingyuewan Community that has passed the regulations this time. Judging from the location of the two parcels, it is likely that they will be combined into a new project launch.
On the poster released by Vanke at the end of last year, the land acquired by Vanke in November last year was called the Luoya New Project. In January this year, when Yunnan Real Estate Network went to the project site to investigate, it was found that the plot had already been fenced, and there were even machinery in the early stage of construction.
The KCGD2020-12-A1 plot is surrounded by a number of urban trunk roads such as the South Ring Expressway and Guangfu Road, with convenient transportation, and the surrounding projects have been developed such as Evergrande Yunxi and Evergrande City, and it is not far from the two major wetland parks of Wujiatang and Xiliangtang, which are rich in ecological resources and the overall living atmosphere is not bad.
After the KCGD2020-12-A1 plot is passed, it means that the project will also start, which is not only for Vanke, which has not developed new projects for a long time, but also has a new project reserve, and the planning of its colorful international community will also be more perfect.
