This 73-acre master plan aims to transform one of Kuala Lumpur's oldest towns into an inspiring eco-life circle. Adjacent to the 235-acre and popular Kokdong Metropolitan Park and the 1,357-acre Malaysian Forest Research Institute, this master plan will bring an unprecedented living experience to the Malaysian capital.

Lead8's master plan aims to strike a perfect balance between urban, natural and leisure, with three core sections consisting of flowing water, pedestrian and village areas. The 140-acre "Flowing Water" area is located in the center of the project and is defined by landmark high-rises that provide a visual reference point for the project, allowing visitors to take in the picturesque scenery.

Leisure and retail areas are at the heart of the entire design, with integrated offices, hotels and serviced apartments. Known as the "Pedestrian Zone", the district is the link point to the commercial and retail destination, the intersection of The KL 2Thruen Road, the Subway, and is just a ten-minute walk to everything in town and a three-minute bike ride. On the east side of KIARA BAY is a compact community cluster called the "Village District"; the district is designed around a vibrant community park with health centres, facilities for retirees, community retail centres, and educational facilities.

By incorporating the lakeside into a range of commercial retail, leisure and community spaces, the master plan is designed to provide visitors and residents with the greatest possible walking and cycling experience. The programme aims to encourage healthier lifestyles, improve air quality and reduce residents' demand for transport, thereby improving the long-term livability and sustainability of KIARA BAY.

The design draws on the Economist Intelligence Unit's (EIU) Global Livable Cities Index, Mercer's Quality of Life Factor, and the United Nations' guidance on sustainable urban and community development goals. This design will be realized over the next decade, by integrating the latest network technology to provide quality housing for more than 40,000 people after construction is completed.
