I have bought two apartments so far, one on the first floor and one on the top floor. You ask me why I bought these two floors? It's not because it's cheap!
I believe that there are many people like me who have been staring at the lowest priced top floor and first floor (some with a terrace on the top floor, some with a courtyard on the first floor, such a top floor and first floor are not the cheapest and are not within the scope of today's discussion). But which one should I buy?
Ground floor tide
The biggest problem on the first floor is dampness. My city is around Beijing, and it doesn't often rain or coastal. Supposedly there shouldn't be much humidity, but the room was very humid.
To what extent is it tide? On the latex paint wall, black mold will be produced. In more serious places, there will also be problems such as bursting skins and bulging bags.
If you want to solve the problem of moisture, you need to cooperate with the decoration: when decorating, it is best to brush a layer of wall solidity and ground solidity. Solid walls can isolate water vapor to a certain extent and prevent the cement layer from returning to moisture.
In addition, be sure to use water-resistant putty to level the walls. With water-resistant putty, no matter how wet the room is, the wall will not be a problem.
Top floor heat
The most feared season on the top floor is summer. Because there is no obstruction in the ceiling, the whole summer will be burned by the sun. The room was like a sauna, not just hot, but more importantly stuffy – it felt like the air pressure was so low that it was breathless.
So if you buy the top floor, be sure to do enough work on the air conditioner. Other people's homes have air conditioners turned on for three months a year, and the top floor may need to be opened for four or five months.
The air conditioner used on the top floor should first be "big one": for example, a 10㎡ bedroom, normal should use 1 air conditioner, placed on the top floor, you should choose 1.5 horses.
Secondly, we must choose power saving, after all, the time of opening is long, and the efficiency of the air conditioner is slightly improved, which can have a very obvious power saving effect.
Poor lighting on the ground floor
Poor lighting and poor view on the first floor are recognized as flaws.
If you want to solve the problem of lighting, you should pay attention to it when buying a house: look at the environment on the south side of the building, if it is a high-rise, you should be cautious and survey the spacing of the building yourself.
If it is empty land, it is best not to buy - the empty land may be built into a new community in the future, people will not care about the spacing of your building, and even let the first floor not see the sun all day.
The best choice is that the south side of the building is a small bungalow (shop) or a road.
Poor insulation on the top floor
The top floor is hot in the summer and not very comfortable in the winter. Because there is no obstruction on the upper floor, the thermal insulation of the top floor is relatively poor. There are no occupants below the first floor, but at least there is a basement, and there is no direct access to the outside.
And the insulation of the top floor is almost insoluble, no matter how to do it, it can not achieve the same good insulation effect as other floors. But we still need to work on it:
Replace the windows with broken bridge aluminum window frames, with three layers of insulating glass, or double-layer laminated glass (laminated glass works better and is more expensive).
Install another set of wooden doors on the inside of the security door, and the sealing, sound insulation and insulation capabilities of the wooden door are much better than the security door.
Attention to privacy on the ground floor
The most difficult issue on the first floor is privacy. Standing downstairs, the first floor residents can see clearly what they are doing at home. The residents on the first floor can also hear exactly what they say at home.
I made some efforts when I lived on the first floor, which will improve privacy, but we still need to pay attention to protecting our privacy when we live:
A curtain with a low blackout rate can be hung on the balcony to ensure privacy during the day.
Bathrooms and kitchens are not suitable for curtains, you can choose to paste a frosted glass film (but this film will affect indoor lighting).
Attention to safety on the top floor
In fact, not only the top floor, as long as it is not the first floor, you need to pay attention to safety.
The first is not to dismantle it – especially the guardrails on the indoor windows. Developers are not money and nowhere to spend to install guardrails, where guardrails are installed, windows must be relatively short and easy to fall.
If you are not assured of the quality of the guardrail provided by the developer, you can change a set of guardrails yourself, but you must not remove it.
The second is the screen window, try to choose the diamond screen window. This screen window is very strong and can replace the role of the guardrail.
Especially if there are children at home, the diamond mesh screen window can prevent the child from falling from the window. And this kind of screen window is difficult to open, but also to avoid ignorant children throwing things downstairs.
