01.11 cities won 100 billion yuan hangzhou first

According to the "2021 22 Cities Three Rounds of Centralized Land Supply Total Price Rankings", Hangzhou ranked first with more than 219.843 billion yuan in land auctions, and is also the only city in 22 cities with a total amount of more than 200 billion yuan for three rounds of land auctions.

As we all know, the second round of soil auctions in Hangzhou is dismal because of the regulation of land supply policies, "more streams, no caps, and no lottery numbers", but the first and third rounds are still the hottest cities in the 22 cities. In the first round of centralized land supply, Hangzhou traded 57 cases, collecting 117.821 billion yuan, which is the only city with more than 100 billion yuan in addition to Beijing, and it is also the city with the most gold; the third round of 35 parcels of land was sold, and the gold was 76.275 billion yuan, still ranking first.

The reason for the continuous hotness of the third round of soil auctions in Hangzhou is mainly due to the relaxation of soil auction rules, the restart of land hooking, the large quantity and high quality, so that market confidence has gradually recovered.

Overall, Shanghai's soil auction market is also very hot, ranking second, with a total of 115 parcels of land in three rounds, including demolition and resettlement land and rental housing, with a total of 196.078 billion yuan.

The three rounds of concentrated supply of 100 billion yuan on the ground of the city also Nanjing, ranked third, the sale of 137 land plots, the gold of 195.519 billion yuan.

It can be seen from the list that Hangzhou, Shanghai and Nanjing are all located in the Yangtze River Delta, and from the soil auction data in 2021, the overall land market in the Yangtze River Delta is getting better. Moreover, the transaction situation in Ningbo and Wuxi is also good, with a total of 95 transactions in the three rounds of centralized land supply in Ningbo, with a transaction amount of 78.076 billion yuan, and 58 cases in Wuxi with a transaction amount of 79.219 billion yuan.

The most concerned Beijing ranked fourth, with only 57 transactions in the three rounds of centralized land supply, but the gold collection was as high as 190.07 billion yuan, an average of 3.334 billion yuan per parcel, and the strength deduced what is called "inches of land".

The rules for the third round of centralized land supply in Beijing have also changed, increasing the proportion of existing house auctions and the transfer of land in the future, a total of 5 plots have set up rules for the sales area of existing houses, and for the first time in Jinsong Street, all existing house sales have been piloted. In fifth place is Guangzhou, with a total of 84 parcels of land traded in three rounds, collecting 177.746 billion yuan. Although Guangzhou "ranked among the best", the third round of centralized land supply ended in a gloomy end, listing 17 plots, 13 transactions, zero premium, 4 cases of stream auctions, about 30.4 billion yuan, and the land turnover rate was 76%.

02.4 cities less than 50 billion Northeast bottom

Although Hangzhou and Shanghai are still hot, there are still many cities where the soil auction market has become cooler and warmer.

Qingdao and Jinan are the cities with the largest total number of three rounds of centralized land supply transactions, but the transaction amount is only more than 50 billion yuan.

Among the three rounds of centralized land supply, Jinan traded 206 cases, which was the only city with a total transaction volume of more than 200 in the 22 cities, with a transaction amount of 61.407 billion yuan, while Qingdao had 179 parcels of transactions, and the transaction amount was only 52.983 billion yuan. Of course, in addition to the change in the rules of soil auction, this is also related to the geographical location in which it is located.

In addition, there are only four companies with a transaction amount of less than 50 billion yuan, namely Changchun, Hefei, Fuzhou and Shenyang.

In addition to the cities with the most gold and the cities with more and less transactions, there are two other cities worth paying attention to, that is, Shenzhen and Xiamen, which are still short of land.

Among the three rounds of centralized land supply, Shenzhen has traded a total of 38 parcels of land, which is nearly one-fifth of Jinan's, but the total transaction price is nearly 100 billion yuan. Similarly, Xiamen traded 23 parcels of land, with a total transaction price of 79.38 billion yuan, not more, but expensive.

The soil auction market in 2021 has experienced twists and turns, first of all, the "two concentrations" policy was introduced and implemented, the housing enterprises reached the peak of the whole year in May, the financing environment was tightened in the second half of the year, the supervision was strengthened, some housing enterprises defaulted on debt, and the liquidity crisis was one after another, so the overall land acquisition of housing enterprises was more prudent, and the scale of land acquisition was not high.
