On August 26th, the "202 China Real Estate Industry Carbon Peak Development Summit Forum" hosted by the China Real Estate Association, the Housing Technical Committee of the China Real Estate Association and the Youlu Think Tank was successfully held at the Hui International Conference Center in Beijing, with the theme of "Carbon Peaking Path for Chinese Real Estate Enterprises", and Invited Lin Lanlan, Director of the Building Energy Conservation Division of the Standard and Quota Department of the Ministry of Housing and Urban-Rural Development, to make an in-depth interpretation of the "Carbon Peaking Implementation Plan in the Field of Urban and Rural Construction". Bring together many industry experts and real estate celebrities to conduct in-depth analysis and discussion on the opportunities and challenges of sustainable development of the real estate industry and related enterprises under the "3060" goal. At the meeting, Youlu Think Tank released the "Carbon Emissions Survey Report of China Real Estate Enterprises 2022" and the Carbon Neutral Building Pioneer Demonstration Initiative.
Lin Lanlan, director of the Building Energy Conservation Division of the Standard quota department of the Ministry of Housing and Urban-Rural Development, made an in-depth interpretation of the "Implementation Plan for Carbon Peaking in the Field of Urban and Rural Construction". Director Lin said: At present, the growth rate of the mainland construction industry has slowed down, but the overall number is still rising, so it is difficult to achieve carbon peaking in the field of urban and rural construction, which requires the joint efforts of the whole society. By 2030, it is hoped that the bottom line of building energy efficiency will be raised from 75% to the level of ultra-low energy consumption buildings.

Dr. Huang Junpeng, founder of Youlu Think Tank, shared "Carbon Neutral Architecture, From Concept to Practice". Dr. Huang analyzes the concepts, technology pathways and solutions for carbon-neutral buildings from a policy and industry context.
Dr. Huang believes that carbon neutral buildings, or net zero carbon buildings, should not become the next movement of buildings to put on the "foreign label", advocating to tell the world the story of the low-carbon development of Chinese architecture, setting up carbon neutral building benchmark demonstration projects and low-carbon building technology pioneers nationwide, and promoting and disseminating them globally. Dr. Huang announced the official launch of the Carbon Neutral Building Pioneer Demonstration Program.
Mr. Meng Wei, President of China Merchants Shekou Urban Research Institute, shared the "Practice of Dual Carbon Planning for Real Estate Companies" online. Dean Meng systematically introduced the latest practical achievements and strategic planning of China Merchants Shekou in terms of carbon neutrality.
Li Dan, Consulting Director of Beijing Lemon Tree Green Building Technology Co., Ltd., shared the "Carbon Inventory and Carbon Risk Management of Real Estate Enterprises", introducing the current carbon risks faced by housing enterprises and countermeasures, as well as the significance of corporate carbon inventory. Mr. Li introduced the actual cases of carbon emission reduction accounting, carbon inventory of projects under construction and operating projects, carbon peak forecasting and low-carbon development planning provided by LemonTree for a number of real estate enterprises in recent years.
Wang Ying, Director of Corporate Sustainability China at HSBC, shared the "Sustainable Finance Helps the Low-Carbon Transformation of the Real Estate Industry". Mr. Wang systematically introduced three ways for banks to support the sustainable development of the real estate industry: green loans, sustainable development-related loans, and sustainable supply chain financing. HSBC has helped real estate companies such as Cifi Holdings, Shimao Group, Hongkong Land and Baohua Construction industry to develop green buildings and energy efficiency improvements in the above three ways.
Jia Dan, Director of OFFICEZIP of China Overseas Commercial Beijing, shared in depth the exploration and practice of low-carbon office in standard co-construction, product creation and green operation with the topic of "Exploration of Low-carbon Office of China Overseas Commercial".
Mr. Xie Yuanjian, Founding Partner and Vice President of Landsea Technology, introduced landsea's carbon neutrality path planning and practice. Mr. Xie shared Landsea's carbon neutral path and action path from "carbon neutrality in its own operations" to "carbon neutrality in the value chain".
Wang Zekai, Secretary General of future carbon neutral research institute and partner of Temple Zhonghe New Energy Investment, shared the "New Energy Empowers Low-Carbon Development in the Real Estate Field". Mr. Wang believes that renewable new energy is a necessary technical path for the real estate industry to achieve carbon peaking and carbon neutrality, and achieve more than 80% renewable energy by 2050. Temple Zhonghe focuses on the investment and operation of distributed energy stations in public buildings and parks, the investment and operation of distributed power stations on industrial and commercial rooftops, and the cooperation and demonstration projects of local governments to provide low-carbon energy solutions.
Zhu Anbo, senior analyst of Youlu Think Tank, interpreted the "Carbon Emissions Survey Report for China's Real Estate Enterprises 2022" and interpreted the "Guidelines for The Evaluation of Carbon Neutrality of Real Estate Enterprises".
According to the "China Real Estate Enterprise Carbon Emissions Survey Report 2022", the average carbon emissions of U50 real estate enterprises in 2021 are 131,400 tons, the average carbon emission intensity is 95.23 tons /billion yuan, and the average administrative office carbon emission intensity is 0.043 tons/square meter. Compared with 2021, the total carbon emissions of housing enterprises have declined, but the intensity of turnover of 100 million yuan has increased. In 2022, 7 new housing enterprises participated in carbon disclosure, and only 9 of the top 100 housing enterprises in terms of sales did not have carbon emission data.
As of August this year, carbon-neutral and related bonds had issued a total of 15.88 billion RMB (54.3%), and carbon-neutral bonds became a new channel for housing enterprises to raise funds. In addition, some leading real estate enterprises have launched a dual-carbon layout by investing in new energy (Jinke, Xincheng, Jinmao, Ligao) and actively participating in the construction of the carbon market (Greenland Group).
